Before you move into your new home
- Holding Deposit
We request a holding deposit of £100.00, this secures the property and suspends marketing for up to 14 days
Refundable in the event that the landlord withdraws the property or the administration process is not completed within 14 days
Non-refundable in the event that the applicant/s fails referencing and credit checks when determining suitability as a tenant
Non-refundable if an applicant fails a Right to Rent check
Should the letting go ahead and a tenancy agreement is signed by all parties, the holding deposit is used as part payment towards the first month’s rent
- Damage Deposit
A deposit equal to 5 weeks rent is required to be paid before the new tenants receive the keys to a property
This payment is passed to a government approved Deposit Protection Scheme until the end of the tenancy period
- First Month’s Rent
The first month’s rent should paid be in cleared funds before the start date of the tenancy
Tenants might be required to pay 6 month’s rent in advance or provide a guarantor (must be a UK home owner) in the event that they cannot pass reference and credit checks or are student tenants
During the Tenancy
- Late rental payments
Interest is charged at 3% above the Bank of England base rate from the rent due date
- Lost Keys
Tenants are responsible and liable for the actual cost of replacing any lost key/s, other security devices or locks if needing changed.
- Council Tax & Utility Bills
Payments in respect of Council Tax and unless otherwise stated all utility bills will be the tenant’s liability for the period of the tenancy
- Early Termination of the Tenancy
Should a tenant/s decide they would like to terminate the tenancy agreement before the expiry of the fixed term, fees may be charged to cover any reasonable costs incurred by the landlord including making the property suitable for a new tenant to move in, advertising costs and referencing
- Change of tenant during the Tenancy
Tenants might be charged a fee of £50 or if higher the actual cost to us of dealing with the change of tenant.
